The Architectural Review Committee was established to ensure the quality and attractiveness of every new home or improvement in the community. The improvements must meet high neighborhood standards and be in harmony with its surroundings.
As stated in the Covenants and Restrictions, you must submit a permanent set of house plans to the Architectural Review Committee with notes of any changes being made along with a site plan, landscaping plan, and exterior materials to be used. Additionally, your builder must sign a Builders Agreement acknowledging an understanding of the Cherokee Ridge Covenants and Restrictions.
For new home construction AS WELL as any improvement OR CHANGE in the exterior of the dwelling (changing the exterior color of the home including doors, shutters and trim, adding a fence, swimming pool, garden structure, cutting trees, etc.), the homeowner must submit detailed plans of the proposed improvement for approval before such improvements can begin.
Additionally, approximately sixty days before completion of a new home a landscape plan (including ALL hardscapes, i.e., driveways and sidewalks) must be approved by the committee before such work can commence. As our community grows, we pay close attention to potential drainage issues that may occur to adjacent homes by new construction.
The Architectural Review Committee recognizes that many of our residents have joined our neighborhood through the purchase of an existing home rather than going through the building process, thus never having any contact with the committee. Long term residents may not have met with the committee since the completion of their newly-built home. The property values of Cherokee Ridge are protected through the work of the Architectural Review Committee. The scrutiny we give to any construction or alteration benefits the entire community by ensuring consistent compliance to the standards outlined in our Covenants and Restrictions.

Plan Review and Checklist 1. Checklist represents specific items addressed by the Cherokee Ridge Declaration of Covenants.
2. Timing:
Plans should be submitted to the ARC at least 30 days prior to required approval. The ARC will make every effort to grant approval in a shorter time period but that will depend upon the completeness of plans submitted.
3. Verify lot size and setbacks with recorded plat.
4. Site Plan:
Identify all property corner stakes. If stakes can not be found, the property will require a survey.
Should indicate lot number, dimensions, frontages on golf course and roads.
Check setbacks (10’ sides, 35’ front, 40’ rear on golf course and 30’ on a non-golf course lot, or as plat dictates otherwise. (Creekwood area has a 25’ setback from front lot line)
Double check floor plan dimensions against house plan dimensions on site plan.
Should indicate finish grade elevations; storm water drainage must flow to road, front or back, not to adjacent property.
5. Non-Activity following Site Work:
Per Alabama Department of Environmental Management (ADEM), any cleared lot must be mulched or seeded and strawed if no activity for 14 days.
6. Tree Removal
Healthy trees measuring 4 inches or more in diameter at a point 2’ above ground level may not be removed without the written approval of the ARC unless located within 10 feet of the proposed building, pool, driveway or walkway. These guidelines further apply to any portion of a Golf Course lot within 35 feet of the Golf Course
Trees to be removed are to be marked for review by the ARC prior to removal.
7. Building Plans:
Complete foundations plans.
Complete floor plans, showing dimensions and levels.
All exterior elevations showing building heights and roof overhangs.
Statement of total square footage – heated, walk-around space.
Details of retaining walls, if any, materials and location
Details of decks, if any, materials and location.
Details of fences, gates, freestanding trellises, arbors if any materials, location and height
All fences must be brick, stone, wrought iron or other material approved for exterior construction. All fences adjacent to Golf Course must be black, consistent with existing Golf Course adjacent fencing and no closer than 10’ from Golf Course Property.
8. Pool Plans:
Indicate size, depth and location on lot.
Location of pumps, filter, heater and any other pool equipment
Location, materials and finishes of adjoining decks.
All pools are required to have isolation fencing at least five feet high and equipped with self-closing and self-latching gates. Four sided isolation fencing is recommended for optimum child safety.
All residential pools must be contractor-certified and compliant with Alabama State
9. Other Projects or Alterations (e.g. low voltage lighting; hardscapes; fountains; etc.):
Drawings and /or pictures, as required, giving the committee a complete understanding of the scope of the project.
Roofing shingles, paint, brick/grout, stone/grout, stain and/or dryvit colors. Also, shutter, downspouts and gutter color, door color or stain, mailbox color and driveway surface treatment.
11. Landscaping Plans:
Location, types and sizes of trees and shrubs, flower beds, raised beds and grassed areas.
Location type and sizes of any lawn and garden decorations such as statuary, etc.
All foundation shrubs planted must be greater than 3 gallon in size.
No landscaping projects or removal of any tree of a diameter of 4 inches or more may be undertaken by any Property Owner on any portion of a Golf Course lot within 35 feet of the Golf Course without prior written (or email) approval of the ARC.
